Building capacity is calculated by multiplying the total area of the plots by the net buildability coefficient defined in the regulations.1. Total Land AreaThe report identifies three cadastral plots with the following surface areas:Plot 1 (YJ1896N0001EM): 1,505 m2Plot 2 (YJ1896N0001SM): 1,548 m2Plot 3 (YJ1896N0001ZM): 1,104 m2Total Plot Area: 4,157 m22. Building Capacity (Maximum Floor Area)According to the specific ordinance for Zone R.4, the maximum exploitation is:Net Buildability Coefficient: $0.30 \\text{ m}^2\\text{t}/\\text{m}^2$Calculation: $4,157 \\text{ m}^2 \\times 0.30 = 1,247.10 \\text{ m}^2$ of total floor area.This represents the total permitted built area (the sum of all floors), excluding basements or semi-basements under certain specific conditions.3. Maximum Occupancy (Building Footprint)In addition to the total built meters, the regulations limit how much of the ground the building can occupy on the ground floor:Maximum Occupancy: 60% of the plot area.Calculation: $4,157 \\text{ m}^2 \\times 0.60 = 2,494.20 \\text{ m}^2$ of maximum footprint on the ground.Important Note on Land Use:The dominant use is detached single-family housing. Although Plot 1 currently contains a 3,800 m2 structure intended for \"Entertainment/Shows\" (built in 1978), the report indicates that this use is now incompatible with the zone.4. Critical LimitationsIt is essential to note that, despite this theoretical buildable area, the report warns of the following:Lack of \"Solar\" Status (Development-Ready Land): The plot cannot currently be built upon because the urbanization of the street is not finalized.Pending Services: The site lacks paved vehicle access, water supply, sufficient electrical power, and connection to the sewage network.Duty to Urbanize: To obtain the legal status of a \"building lot\" (solar) and be granted a building permit, the owner must carry out and fund the necessary infrastructure and urbanization works
